Raishawn Visuals – Real Estate Photography Preparation Checklist

Preparing your property before the scheduled shoot ensures the best possible results and a smooth session. Please review and complete the following steps before your photographer arrives.

1. General Property Readiness

✅ All lights turned ON (including lamps and under-cabinet lighting)
✅ All ceiling fans OFF
✅ All TVs and computer screens OFF
✅ All blinds, shades, and curtains open for natural light
✅ Ensure pets are secured or off-site
✅ Remove personal items or valuables from view

2. Interior Preparation

Living Areas & Bedrooms
• Declutter surfaces (coffee tables, nightstands, countertops)
• Straighten furniture, pillows, and decor
• Hide cords, chargers, and remote controls
• Store laundry, clothes, and personal items out of sight

Kitchen & Dining
• Clear countertops — remove dishes, sponges, paper towels, and trash
• Hide small appliances (toaster, blender, etc.) if possible
• Remove magnets, photos, and notes from the refrigerator
• Set dining table neatly if staged

Bathrooms
• Close toilet lids
• Remove toothbrushes, razors, personal hygiene items
• Neatly fold or remove towels
• Clear sinks, bathtubs, and shower areas

3. Exterior Preparation

Front Yard / Entryway
• Park vehicles away from the driveway and front of the home
• Close garage doors
• Sweep walkways and remove clutter (hoses, bins, toys)
• Mow lawn, trim bushes, and remove visible weeds
• Clean windows and doors if possible

Backyard / Patio
• Arrange outdoor furniture neatly
• Close umbrellas unless staged open for symmetry
• Remove trash cans, pet toys, and yard equipment

4. Access & Timing

• Property must be ready by the scheduled start time — photographers typically begin capturing as soon as they arrive.
• If access is through a lockbox or gate code, please provide details at least 24 hours in advance.
• If an agent or homeowner will be present, please minimize movement during shooting to maintain consistent lighting and composition.

5. Weather & Rescheduling

• Exterior shoots depend on light and weather. If conditions are unsafe or overly dark, Raishawn Visuals may suggest rescheduling.
• No-fee rescheduling is available for verified weather-related delays.

6. Final Tip

Your property’s presentation directly impacts photo quality and buyer impressions. Taking a few extra minutes to prepare can make your listing stand out among competitors in the Tacoma–Seattle market.
